As of November 2009 active inventory was 163, a 19% increase from November 2008. There were 11 closings in November 2009, a significant increase of 175% above November 2008. Months of Inventory was 14.8, down from 34.2 in November 2008. Median price of sold homes was $304,000 for the month of November 2009, down 24% from November 2008. The SaddleBrooke area is experiencing a significant increase in buyer activity, with new properties under contract up 64% from November 2008.

Saddlebrooke is Tucson's Premier Active Adult Retirement Community.
In Saddlebrooke, through Sept. 15th, 2009, we had 85 closed sales versus 107 for the same period in 2008. There are 16 homes that are under contract as of that date. If the uptrend in sales continues we may top last year's total of 125 sales. Last fall with the financial markets in turmoil, sales in the 4th quarter really tanked.
Prices are down year-over-year around 11-12 %. However, since the end of the first quarter of 2009, the average price has increased 2.84% and the median price is up 13.37%. There are still a lot of nice homes that represent good values in Saddlebrooke. I believe we'll look back to the 1st Quarter of 2009 as the market bottom, absent some international calamity.
If you have been watching and waiting to buy, now may be the best time to jump in and buy before prices start escalating.

In the first quarter of 2009 there were 24 closed sales of which 5 were Villas. The median price showed a decline of 20.67% compared with the year earlier period. For the same period a year earlier there was only one Villa sale. Taking the Villas out for both years, the median price shows a decline of 8.23% for single-family detached homes. In the year earlier period, the median price declined by 8.17% from 2007. There are currently 150 homes on the market in Saddlebrooke. For more information, please give me a call.

Colon Cancer Awareness Month

I lost my wife to colon cancer nearly three years ago. Joyce was 49 years old. She was an incredible human being and touched many lives. The day she received her diagnosis, her desire was to be the poster-child for early detection. Everyone of her friends that she talked to before she died, she encouraged to 'get their butt checked'. A lot of them did. Some had polyps--that's what eventually leads to cancer. I know she saved lives. In her memory I posted US Congressman Dan Boren's recent post highlighting colon cancer awareness month.

BOREN HIGHLIGHTS COLORECTAL CANCER MONTH ON HOUSE FLOOR

WASHINGTON D.C. - U.S. Congressman Dan Boren rose today to commemorate the month of March as Colorectal Cancer Awareness Month on the floor of the U.S. House of Representatives. Boren has also authored the Colorectal Cancer Screening and Detection Coverage Act, H.R. 3060, which would require insurance companies cover the costs of the very successful early detection and screening procedures. The following is a transcript on Boren’s floor remarks:
“Mr. Speaker, I rise today in support of access to colorectal cancer screening for all Americans. The month of March is Colorectal Cancer Awareness Month.
Like far too many other Americans, my life has been touched by cancer. Nine years ago, I lost my mother, Janna, to colon cancer. I understand too well the importance of catching this type of cancer early.
Colorectal Cancer is a leading killer in the United States that will, this year, unnecessarily take the lives of almost 50,000 of our constituents nationwide. This is a tragedy because we have every tool necessary to prevent the suffering and death from this disease.
Only 22 states and DC have protections in place to provide access to screening and early detection procedures for colorectal cancer. This is unacceptable. Lifesaving tests that are this widely available and reliable should be accessible to each and every one of our constituents.
Please join me in recognizing Colorectal Cancer Awareness Month and the importance of making early detection of this disease a priority.”

Tucson Northwest Housing Report
As of February 2009 active inventory was 2,055, a 20% decrease from February 2008. There were 168 closings in February 2009, 10% below February 2008. Months of inventory was at 12.2, down from 13.8 in February 2008. Median price of sold homes was $225,000 for the month of February 2009, down 2.2% from February 2008. The new $8,000 first time home buyers' tax credit, historically low mortgage rates and lower prices will contribute to increased affordability.

This is a report for Saddlebrooke, Tucson's Premier Active Adult Retirement Community.

For the twelve months ending Feb. 28, 2009 there were 128 homes sold compared to 185 in the year earlier period. This is a decrease of 30.81%. Prices were virtually flat: The average sale price was $391,978 compared to $392,124 a year ago, a decrease of 0.04%. The median sale price was $362,000 compared to $366,000 a year ago, a decrease of 1.09%. The number of days on market for homes sold was 129 days compared to 113 days a year ago.

FHA Loan Limits

FHA Loan Limits ReleasedAs a result of the passage of the American Recovery and Reinvestment Act of 2009, last week, HUD published changes to FHA's single family loan limits. Given that most of the loan limits decreased for 2009, most areas will revert to the higher 2008 mortgage limit.
For 2009, the maximum mortgage limit for an area is the higher of the limit that was in effect for 2008 or the current 2009 limit as stated in Mortgagee Letter 2009-07. The new loan limits, which are effective for any loan closed in calendar year 2009, are in effect through December 31, 2009. Please note that because the new limits are a comparison of 2008 and 2009 there is not a process for appealing the limits. Southern Arizona Golf & Weather

If you have watched the Accenture Match Play Tournament in Tucson this week, you have witnessed the beautiful weather of southern Arizona. I volunteered on Tuesday at the Tournament, raising money for Project Graduation. Money is raised to have an event on the night of graduation to give the kids a place to celebrate together with appropriate supervision. I thoroughly enjoyed the day. We got to see Tiger Woods play the eighteenth hole before we went to work. All of the golfers are amazing athletes. I would classify my golf as being in the duffer category; so it is a pleasure to see them play.
The new Ritz Carleton Golf Course at Dove Mountain is spectacular. It is open to the public until this coming October after which it will be a private course. The green fees are $225. We are hoping to be able to play it this summer. Most courses in the Tucson area, lower their fees after May 1st. It is a wonderful time to play the nicest courses without it costing an arm and a let. Leaving shortly to present an offer, and the a listing presentation. Hope you are having a great day!
